Have you seen the ads everywhere for “1% Mortgage Loans” – offers that show how you can chop you monthly payment in half?

These are Option ARM (adjustable rate mortgage) loans. They usually offer a low start rate – 1%, 1.5%, 1.95%, 2%, etc.

Well, I thought I had seen it all when the 40 year, then the 50 year mortgage was introduced. Now we have the Pay Option ARM Mortgage. Some companies market this loan under the name “SMART LOAN.”

Pros and COns of ARM Loans

Just like the saying ‘Every rose has its thorns’, every mortgage has its risks and benefits.

The type of mortgage you obtain will depend upon your individual situation and what you think you “really” need. The purpose of a specific mortgage loan type needs to be considered here since the decision for one mortgage loan over another is based on its true purpose.
